BINSR Home Inspections
Buyers Inspection Notice and Sellers Response
What are Inspection Items (BINSR)?
The Buyer’s Inspection Notice and Seller’s Response (BINSR) is a key part of the real estate process. After a buyer inspects a property, they use the BINSR form to request repairs, credits, or address issues found during the inspection. This form is then sent to the seller, who has the option to respond.
How the BINSR Process Works
Home Inspection:
The buyer hires a professional to inspect the property for any defects or issues and will provide a detailed, accurate inspection report.
Seller’s Response:
The seller has a set period to respond, agreeing to repairs, offering a credit, or negotiating terms.
BINSR Form:
Based on the inspection, the buyer lists any concerns (e.g., structural issues, plumbing problems) and requests repairs or credits.
Negotiation or Termination:
If both parties agree, the sale continues. If not, the buyer may choose to cancel the contract.
